Here at Sun Flower Homes we offer the following services for your property here in Spain. Your particular requirements which might be just one or a combination of the following can be discussed in further detail and agreed.
Key Holding: If you would like someone trustworthy to hold the keys to your home for your clients to collect from the office.Keys are coded and kept secure and they are only issued to others under your instruction.
Key Holding & Property Inspection: If you would like peace of mind that your investment is safe and sound, that someone trustworthy has keys to your home and that they will keep a check that water and electrics are working, that your property has an airing and is not left 'stale' while you are away we can provide this for you.The timescale for inspections can be agreed and a report can be sent to you, this is usually via email.
Meet & Greet: To meet your guests at the office and take them to your property, or meet them on site.
Professional Management of Long Term Rental
A summary of this service is listed below:
Advertise your property – properties that are available for long term rental are listed on my own website and the website and others, in addition I advertise in the office here in Vera Playa, and I also advertise the agency in local English newspapers
On finding Tenants – information is collected, including passport/NIE detail, to include o n rental agreements, these are issued in both English & Spanish
Prepare an Inventory – if you do not already have one of your own
Security Deposit & Proof of Identity – These are collected and held by us
Collection of Rent - Rent is collected on a monthly basis and payments transferred from our business account to yours
Accounts – notification to be sent to you, usually via email attaching a statement
Collection of Monies relating to Utilities – this is done bi-monthly on receipt of bills and monies collected are forwarded to your account
Contact for Tenants – throughout the tenancy agreement I act as first point of call for tenants to notify of any problems at the property.Notification to you the owner is our priority and only on your approval with works be carried out.
Holiday Rentals Management
Advertise your property – properties that are available for holiday rentals are listed o n my own website and o n various other websites and I also advertise in the office here in Vera Playa
On finding Guests – issue booking form incorporating “terms & conditions” of rental
Prepare an Inventory – if you do not already have one of your own
Collection of Rental Fees - Collected from the guests and payments transferred from our business accouont to yours
Acounts – notification to be sent to you, usually via email attaching a statement
Security Deposit & Proof of Identity – The refundable security/breakages deposit is held by us and o nly released to your guests following a property inspection at the end of their stay. A copy of the passport of the main party leader is also held o n file for security.
Services Offered to your Guests
Meet & Greet. Information files left in your property.Act as contact throughout their stay.Arrange hire of equipment & welcome packs if required.
Cleaning & Laundry – This can be arranged for you if you do not already have your own arrangements in place. Note:That with both long term and holiday rentals owners are kept informed at all times of bookings so they know who and when others are using their home. A file relating to your property is kept in the office and you are welcome to inspect this at any time.
Property Maintenance
From time to time depending on the age and usage of your property it will inevitably need some attention. Any maintenance that may arise can be quickly and efficiently dealt with. Notification to you the owner is our priority and only on your approval will works be carried out. Pool Maintenance Should your property have a private swimming pool we can arrange regular pool maintenance for you.
